Maintenance Workshop Session Descriptions*

HVAC Repair - Learn the electrical and mechanical basics needed to diagnose the most common split system air conditioning service requests. The class also covers
other types of air conditioning systems and how they work. Topics covered include: 

  • The electrical and mechanical components of an air conditioning system
  • Safety procedures
  • The basic refrigeration cycle
  • Schematic design of components (control and operating circuits)
  • Preventive maintenance
  • EPA and other industry rules and regulations
  • Troubleshooting skills needed to work on a multiunit facility
Be REAC Ready for HUD's Shorter UPCS Inspection Notification Period and Prepare to get NSPIRE'd! - APC's Dennis DiBello will present details of the history of UPCS leading up to HUD’s announcement to reduce the inspection notice; why HUD is changing the REAC protocol; POA concerns with these changes; and how HUD is addressing the issues raised by POAs at the listening sessions earlier this year. We will talk about how to get and stay REAC ready. This session will also present an overview of the UPCS pilot demonstration and upcoming changes in Region III (PA, DE, MD, DC, VA) over the next two years.

 

Preventative Maintenance/Risk Management - This course reviews the role that a maintenance technician plays in inspecting and scheduling a vacant apartment through to completion. This course also covers the role of the maintenance department regarding renewals; scheduling and prioritizing maintenance tasks; observation skills and strategies when turning a unit; viewing the apartment as a product; maintenance’s role with new residents and resident retention; solutions to common problems; loss prevention (move-out inventory); and how a make-ready checklist is an effective tool.

 

Appliance Repair - This class is designed to provide an overview of the working systems of the refrigerator, dishwasher, and range (gas or electric). Students will learn about the most common service requests along with the solutions.

Be REAC Ready for HUD's Shorter UPCS Inspection Notification Period! (mini-session) - For those who weren't able to attend the morning REAC/NSPIRE session, APC's Dennis DiBello returns to provide truncated repeat session. 

Preparations Not Required:  A New Mindset for Managing Bed Bugs - Ten years ago bed bugs were a topic in nursery rhymes but unfortunately they've become a nightmare for many affordable housing communities across the country. In addition the bugs themselves causing sleepless nights, pest control companies demanding extensive preparation for treatment and not eliminating problems has added more complications to an already complicated situation. In this session you wll learn how to stop all preparation associated with most bed bug infestations, how to manage bed bugs across communities to reduce the cost associated with services and new and progressive tools to treat bed bugs in an effective fashion. Learning objectives: 1) Learn the "no prep" treatment methodology for bed bugs; 2) How to manage bed bug infestations across communities to reduce treatment costs; and 3) How to utilize new and progressive bed bug tools in your community.

Water....Water Everywhere! - Moisture is everywhere around us, especially in the air. Understanding how this moisture can impact the durability of your property, the health and safety of your occupants and tenant retention is imperative to running a property.  This session will utilize the Heat Air and Moisture (H.A.M) house prop to demostrate and discuss moisture issues within buildings. HVAC system design, ventilation considerations and other methods of pro-actively combatting this silent destructive force will be addressed using real life examples.
