Mid-Atlantic AHMA member property, Knightsbridge Apartments, has been recognized by NAHMA as the winner of the COQ Award for Exemplary Family Development. The three-story garden-style complex comprises six masonry structures that are joined together to form two buildings around a rectangular-shaped courtyard with connecting walkways. In September 2020, Knightsbridge earned its place on the Virginia Landmarks Register by the Virginia Board of Historic Resources and is now recognized on the commonwealth’s official list of places of historical, architectural, archaeological, and/or cultural significance. It incorporates a mixture of architectural styles and the modest expression of modern design influences. The design of Knightsbridge and its relationship to the surrounding landscape represents a distinctly mid-20th century idea that distinguishes the apartments from more urban forms of the property type. Wesley Housing’s resident services programming provides an environment that allows residents living at Knightsbridge to build up their lives. Wesley and its affiliated property management company, Wesley Property Management, coordinate a full services program for all property residents that is adjusted based on the needs and interests of residents.

Wesley Property Management Undergoes Significant Reorganization

In anticipation of significant unit growth, Wesley Housing affiliate, Wesley Property Management, announced a strategic reorganization to meet the needs of its expanding portfolio. With 22 owned and operated affordable housing communities (1,280 units) and counting, Wesley Property Management will experience a 20% growth in the number of units managed over the next 18 months, serving an estimated 1,200 additional residents.
To meet the related operational demands, Wesley Property Management is pleased to announce that Lisa Davis has been named Vice President for property management. Within her new role, Ms. Davis will be responsible for all property site staff. This will help drive more consistent results across the entire portfolio. Reporting to Ms. Davis will be five senior property managers and a roving leasing and site manager.
“We are very excited to take this next step,” said Wesley Property Management President Frank Mooney. “Lisa’s leadership skills and background will provide us with the momentum needed to continue meeting the needs of our residents as we grow.”
Having joined Wesley Property Management in 2010, Ms. Davis most recently served as the company’s Regional Property Manager for all Virginia properties. Throughout her more than decade-long tenure, she has demonstrated steady and consistent leadership. Further, her portfolio has routinely performed above expectation earning her utmost respect amongst her peers.
Ms. Davis brings over 30 years in property management and a wealth of experience in affordable housing. With a background in HUD, LIHTC, and market-rate conventional sites, she has skills in managing people, processes, and budgets and possesses thorough in-depth knowledge in government-assisted programs. She is tax credit certified through the National Association of Housing Management and the National Association of Home Builders, receiving the Specialist in Housing Credit Management and Housing Credit Certified Professional designations. She has also received her Certified Occupancy Specialist designation from the National Association of Housing Management.

When Will You See REAC Inspections Again?

Looking ahead, this is a question in the back of everyone’s mind as vaccines are distributed; business and schools start to open back up; and life starts to return to a sense of normalcy.
On October 5, 2020 REAC officially returned to operations (RTO) from the announced COVID-19 shutdown. They have returned to operations by restarting REAC uniform physical condition standards inspections for public housing and multi-family properties. However, local pandemic conditions dictate when actually inspections can occur and very few inspections have taken place since then. Conducting REAC inspections during the pandemic requires special considerations and policies. The details of these items were provided in HUD’s COVID-19 blanket waivers and webinars from HUD. The scheduling phase of REAC inspections requires that the local county area “be in the green” for 6 weeks before the REAC Inspector can schedule an inspection. Also, any local restrictions are taken into consideration. To “be in the green” means that there is less than 1 case per 100,000 people in a specific county. REAC uses a “heat map” for risk maintained by the website Global Epidemics: https://globalepidemics.org/key-metrics-for-covid-suppression/

George Spreitzer was a founding father, the longest-serving director (28 years!) and the longest-serving President of the Mid-Atlantic AHMA. He provided wisdom and continuity as our association grew from basically nothing to what it is today. Our resident scholarship program was established at his continued urging and then named in his honor. He was a great friend to the affordable housing industry and to me, personally. All who knew him, knew that he loved a good laugh, loved a good drink, loved and cooked a great meal, loved his golf, was an inspired story-teller and more than anything, loved his "kids!" George's "kids" included pretty much everyone with whom he worked (including me)--and included every child (or adult) living at one of "his" properties or one of our member properties--he wanted and advocated for them endlessly. He had a gift for making everyone feel welcome and appreciated and he made so many of us believe we were his best friend. He lit up a room, made it positively pulse with his energy and love of life.
He delighted in calling me a couple of nights before each Fall Conference with his great idea for a last-minute addition to the agenda--and to provide me with a much needed opportunity to vent. And, then the night before the conference, he'd meet me at the hotel and help unload all the conference material from my car. . .every year without fail until he retired. Just weeks ago, he called from Indianapolis (to whence he had retired), and spoke with his characteristic enthusiasm about "conference time" and "conference chicken"....and his plans to seek volunteer opportunities in Indianapolis. Sadly, the association or organization in Indianapolis at which he would have volunteered won't get to know the George we all knew and his endless energy and enthusiasm.“What is success?
